Stockton is also a university town. The University of the Pacific, chartered in 1851 as California's oldest university, has been based in the city since 1924, and its tree-lined campus anchors the University District and brings a steady academic presence. Culturally, the city offers historic districts such as Magnolia, the Miracle Mile shopping and dining corridor, the restored Bob Hope Theatre, and a riverfront that hosts events and festivals.
